San Jose State University Secures Student Housing Tower for $89.1M

BREAKING: San Jose State University has officially acquired the Spartan Village student housing tower for a transformative $89.1 million. This urgent development was confirmed following the recording of a grant deed on December 1, 2023, marking a significant milestone for affordable student housing in downtown San Jose.

Located at 184 South Market St., the tower was previously a hotel high-rise, part of the Signia by Hilton San Jose. Its conversion into a residential hub for students began after Throckmorton Partners purchased the 264-room hotel for $73.1 million in 2023. The newly revamped Spartan Village opened its doors in August 2024, providing a crucial resource for students amidst rising housing demands.

“We are thrilled to finalize this purchase, which elevates our campus and enhances student life,” stated SJSU President Cynthia Teniente-Matson. The partnership with Throckmorton has been pivotal in creating this much-needed affordable housing initiative, addressing a pressing issue for students at SJSU.

The property is designed to accommodate 679 student beds, with a potential maximum capacity of 811 beds. This swift transformation from hotel to housing allows SJSU to respond faster to the growing need for student accommodations compared to traditional development methods, as highlighted by land-use consultant Bob Staedler.

The total investment for this project, including financing costs, reached approximately $168.1 million. This funding was made possible through the state Higher Education Student Housing Grant Program, ensuring that the university can maintain its commitment to providing affordable housing options.

One of the standout features of Spartan Village is the sky bridge lounge, which serves as a vibrant communal space for students to socialize and study while enjoying scenic views of downtown San Jose. The second floor of the tower has been transformed into a dining hub, offering several options for students to eat and gather.

“This project not only strengthens our campus but also ties SJSU more closely to the downtown community,” Staedler remarked. “SJSU is the heart of the downtown, and this investment reflects the city’s commitment to supporting the university and its students.”
